A Practical Checklist for Overseas Buyers

Buying from abroad is where most Pakistani property transactions go wrong. It does not have to.

Non-resident buyers face a specific set of risks: they cannot inspect easily, they depend on a representative, and they are the least able to react quickly when something goes wrong. Nearly every overseas horror story traces back to one of those three.

Before you transfer anything

  • Confirm the seller's legal name matches the entity on the approval documents.
  • Insist that funds go to a company account, never to an individual.
  • Appoint your own lawyer, not one introduced by the seller.
  • Get the plot number, block and dimensions in writing before booking, not after.

Documentation you should hold

Allotment letter, payment receipts for every instalment, the approved layout plan showing your plot, and the transfer deed at completion. Keep scans independently of the developer's portal.

Power of attorney

If you appoint a representative, make the power of attorney specific and time-limited. A general, open-ended POA is the single most dangerous document an overseas buyer signs.
